Three small islands in North Beach, reached by three bridges — and more waterfront houses than anywhere else in this part of Miami Beach.

Biscayne Point is a neighborhood of North Beach, in the city of Miami Beach, and it is not one island but three. Bridges connect them; vehicles come in from 77th Street and from 85th Street, and there is a pedestrian bridge at 80th. The effect is a pocket of the city that traffic never passes through, only arrives at.
Most of the houses are on the water, with wide views across Biscayne Bay to the Miami skyline — there are more waterfront homes here than anywhere else in North Beach. Two public parks serve the neighborhood: Stillwater Park at the northern end and Crespi Park at the southern.
The housing is mid-century single-family stock on generous lots, much of it now being rebuilt. For a buyer, that is the opportunity and the risk in the same sentence: the land is the asset, and what stands on it varies enormously from one address to the next.
