Working together

Who pays the commission?

In most transactions it is the seller, or the landlord on a rental — not the buyer or the tenant.

That said, commission is negotiable, and it is not the same on every deal. Whatever the arrangement turns out to be, we put it in front of you in full before we start working together. You will know exactly who pays what, and how much, before you commit to anything.

Which areas do you cover?

Miami-Dade and Broward, end to end. We have closed as far south as Homestead and as far north as Fort Lauderdale, and we are comfortable anywhere in between — the barrier islands, the mainland and the western suburbs alike.

Along the coast that means Miami Beach, Bal Harbour, Surfside, Bay Harbor Islands, Sunny Isles Beach, North Miami Beach, Aventura, Hallandale Beach and Fort Lauderdale. Inland and on the bay: Miami, Edgewater, Brickell, Coconut Grove, Coral Gables, Key Biscayne and the Design District.

Hollywood deserves its own mention — it is where we have closed most often, from the Preserve at Emerald Hills and Arapahoe Farms to Hollywood Hills and Banyan Oakridge, on the water and well inland.

The neighborhoods page goes into the main Miami areas in detail, and you can search live listings across both counties. If the area you have in mind is not listed, ask anyway — the odds are good that we know it, and if we do not, we will tell you straight.

Do you work with buyers, sellers, or both?

Both, and on residential as well as commercial property. Over the last seven years we have closed more than $90 million across South Florida — single family homes, condos, investment properties and land.

Can you help us find something before it hits the market?

Often, yes. Alongside the brokerage network, we keep a private client base and move in circles of investors and high-net-worth individuals across South Florida. Property frequently reaches us through those relationships before it is ever offered on the open market — and often before anyone else knows it is coming.

We also work alongside Beachfront Realty, one of the largest brokerages in South Florida with more than 2,700 agents, which widens that reach further.

Buying in Miami

Can someone who is not a US citizen buy property in Florida?

Yes. Florida places no restriction on foreign nationals owning residential property, and a large share of buyers here live abroad.

What does differ is the financing, the tax treatment and the paperwork — those depend on your situation, and you should speak to a lender and a tax professional. We can introduce you to people we work with.

What should I budget beyond the purchase price?

Three costs catch buyers out in South Florida: property tax, home insurance and HOA or maintenance fees. Insurance in Florida runs well above the national average, and on a condo the monthly HOA can be significant.

The mortgage calculator includes all three, so you can see the real monthly figure rather than just principal and interest.

What is an HOA fee and why does it matter so much here?

It is the monthly charge a condo or community association collects for the building — maintenance, insurance, amenities, staff and reserves. In Miami it is rarely small, and it varies enormously from one building to the next.

Two apartments at the same price can cost very different amounts to own once the HOA is counted, which is why we look at it before recommending a building.

Do you help with financing?

We can guide you through the options and connect you with lenders we have worked with. Alona’s background is in finance — a BA in Finance and Business Management from Tel Aviv University — so we can talk through what a structure actually costs you, not just the headline rate.

Selling

How do you decide what my home is worth?

From comparable sales, the building's own history and what is actually moving in that market right now — not from a number designed to win the listing.

Do you offer property management?

Yes. We offer property management for investment properties — rent, utilities, coordinating repairs and cleaning, insurance and more. Alongside that we offer closing services, mortgage and financial advisory, and mobile notary.
