Building · 17111 Biscayne Blvd, North Miami Beach
The south tower at Marina Palms, on its own peninsula at 17111 Biscayne Boulevard — a private marina on one side, a nature preserve on the other.

The Reserve at Marina Palms is the south tower of the Marina Palms development, at 17111 Biscayne Boulevard on the Intracoastal in North Miami Beach. It rises twenty-five stories on its own peninsula, with the marina on one side and a protected nature preserve on the other. Its twin, the North Tower, stands at 17301; together the two hold 468 residences.
What sets the building apart is the water. A private 112-slip marina takes yachts up to ninety feet, with a full-time dock master, fuelling, and dockside services. From the slips it is roughly twenty minutes to Haulover Inlet and open ocean — which is why the building draws boat owners who would otherwise look further north.
Our record here
We hold the highest sale on record at the Reserve.
In October 2024 we represented the seller of residence #2209 at $2,295,000 — $1,031 per square foot, and the highest price the building has ever traded at. It ranked sixth among the ten largest condo closings in all of Miami-Dade County that week, and sold after one month on the market at the full asking price, while other units in the building had been sitting without an offer.
Reported by Traded · The Real Deal
Part of more than $90 million closed across Miami-Dade and Broward. Ask what else we have sold here.
Residences here range from two-bedroom layouts to sky penthouses, most with wide water views and deep terraces. Ask us what is available before it reaches the open market — in a building this size, the best lines rarely make it to a public listing.
Pricing inside a single building is its own discipline: two apartments on different lines, at the same square footage, can be worth very different numbers. We priced #2209 from the tower’s own history rather than from the wider market, and it closed at a record.
