The Preserve at Emerald Hills is a gated community on the western side of Hollywood, in the 33312 zip code, built out from 2017 onwards. The plan called for roughly 117 houses in total — about seventy-seven estate homes and forty coach homes — which makes it small enough that every street is known and large enough to have real amenities.
The gate is staffed around the clock. Inside there is a clubhouse with a fitness center, a party and meeting room, a swimming pool with a separate children’s pool, a covered verandah with a summer kitchen, and a playground. The houses themselves are recent construction with impact glass throughout, which matters more in Broward than most buyers coming from out of state expect.
It is the combination that sells the community: new build, a guarded gate, and a Hollywood address that still prices below the equivalent house east of the intracoastal.

5767 W Ashwood Circle sold at $2,850,000 — the highest price a house in the Preserve has ever traded at. Six bedrooms, six and a half baths, 4,764 square feet on a 9,000 square foot lot. 5725 W Ashwood Circle sold at $2,350,000 — five bedrooms, six baths, 4,110 square feet on 7,800. Two closings inside one gate, which is the clearest evidence we know this community rather than simply list in it.
