Neighborhood · Hollywood, Florida
Broad, tree-lined streets of single-family houses in Hollywood 33021 — mid-century stock on wide lots, much of it now rebuilt from the inside out.

Hollywood Hills is a residential neighborhood in the city of Hollywood, Broward County, in the 33021 zip code. It is almost entirely single-family — the streets are wide, the driveways are deep, and the trees planted when the neighborhood went up have had sixty years to fill in.
Most of the houses were built between 1953 and 1980. The typical one is a ranch with three bedrooms and two baths; interiors across the neighborhood run from roughly 1,010 to 4,452 square feet, on lots that average a little under a quarter of an acre. That range is the whole story here: two houses on the same street can be an original 1960s ranch and a full gut renovation, and they will not price anything alike.
What buyers come for is the land and the location — a house with a yard, minutes from both I-95 and downtown Hollywood, at a number that the same house closer to the water would not be available for.

We sold 417 N Highland Drive at $980,000.

Part of more than $90 million closed across Miami-Dade and Broward. Ask what else we have sold here.
The question on every street here is what has actually been done to the house. Roof, impact windows, electrical panel, plumbing repipe — four items that can separate two identical-looking houses by six figures. We will tell you which of them are still ahead of you before you make an offer.
A renovated house competes with the renovated ones, not with the neighborhood average, and it has to be presented that way to get the price. We priced 417 N Highland from the comparable renovations rather than from the street, and it sold.
